OK. Here’s the story on how Larry Wall became the Upper Peninsula’s very first Home Inspector.

Once upon a time, back in 1984, as a licensed builder and President of my own home construction and remodeling company, I was asked by a friend to check out a house this friend was looking at buying. I took an afternoon and walked through the house with him pointing out the good things and some things that needed attention. We talked about what he wanted to do with the house and practical ways of accomplishing it.

A few weeks later, I received another call. This time from an acquaintance of the friend who had heard about the inspection and wanted me to look over a house that he was about to purchase. It was at this point that I realized I was witnessing a need in the area real estate market that was not being filled. I decided to expand my company’s services to include Pre-Purchase Home Inspections.

In the beginning, some area Realtors saw the home inspection as one more obstacle in the sales process and some even questioned why a builder would be doing home inspections. Even though I made it a policy to never work on a house that I inspected, some Realtors still wondered if it was just a way for me to get more construction business.

Other Realtors would have nothing to do with it. I recall introducing my services to a Realtor in the Escanaba area and being told “Your nothing but a deal breaker, I’ll never recommend an inspection to any of my clients.” (That Realtor has long since gone out of business). 

After about a year, I decided to spin off the home inspection business from my construction company and began PRO-TEC Home Inspections, the very first Home Inspection Company in Upper Michigan.

The PRO-TEC name was derived from the PROfessional service and the TEChnical knowledge I knew I could offer from my building background. It also highlighted the PROTECtion buyers received with a comprehensive home inspection. It wasn’t long before I took time off from the construction business and traveled to Detroit, Chicago and the Twin Cities taking in seminars and training courses in the Home Inspection field.

Most of my early clients were out of state buyers who were familiar with home inspections where they were moving from and needed the service when moving into this area.

Gradually several local Realtors saw the benefits of a Pre-Purchase Home Inspection in reducing their liability and potential call backs after a home was sold and began recommending inspections to their clients.

As calls for inspections increased, it became harder and harder to run a construction company and be available on short notice when home buyers needed a home inspection. At this point I decided to “retired” from the construction business (it is now run by my oldest son Joe) and become a full time Home Inspector.

My early entrance into the Home Inspection profession allowed me to became the first Home Inspector in Michigan to complete the state and national home inspector exam and become licensed by the State of Wisconsin. To date, Michigan does not yet regulate Home Inspectors. Even so, I can honestly state that I am the only officially licensed INSPKTR in Michigan (just check out my license plate!)

PRO-TEC Home Inspections currently provides Pre-purchase inspections throughout Northeast Wisconsin and the U.P. I have traveled as far as Sault Saint Marie, Houghton & Ironwood in the U.P and Eagle River to Madison in Wisconsin providing inspection services.

I truly believe that a Pre-Purchase Home Inspection makes good sense. In most cases, buying a home is the single largest purchase a person will make in their life time. Knowing as much as possible about what you are buying makes sense in any purchase, but when investing in home, I believe it’s imperative. My company’s slogan says it all —

“Before you invest . . . Investigate!”

Over the years, I have expanded PRO-TEC Home Inspections into more than just a Pre-Purchase Inspection company. PRO-TEC has been a Technical Service Provider for the Michigan State Housing Development Authority (MSHDA) completing annual audit inspections throughout the U.P. for the MSHDA Section 8 program. PRO-TEC has also been the only inspection firm in the Upper Peninsula contracted to provide inspection services for HUD and other national mortgage companies on foreclosed properties. 

PRO-TEC also offers Radon and water testing for real estate transactions. In the spring of 2008, I became the only U.P. Home Inspector State certified to provide Lead Based Paint Inspections and Risk Assessments. I’m continually looking for more and better ways to provide services to my clients.

I have provided inspection services to the Menominee County Building Code Department and the Community Development Block Grant (CDBG) Programs in the Cites of Iron Mountain & Menominee and in Iron, Dickinson and Menominee Counties. I have also been called on to provide inspections and expert witness testimony in several court cases involving disputes between contractors and homeowners.
